A 1970’s 4 bedroomed, detached home consisting of 2 double bedrooms, 1 small single and a box room.
This home was long and thin and lacked curb appeal. The owners wanted a change.
The initial design had a dormer style roof which on paper, and to an untrained eye would appear to have added the desired internal floor area.
However, following our analysis of the plans it soon became evident that the internal roof height in the bedrooms of the new extension would have resulted in the additional space being difficult to utilise, and would not allow for the bedroom design the customer visualised.
The build would have cost the customer the same amount as the designed eventually agreed due to the intricate joinery work required on the roof design.
Redesigning the roof gave the new internal floor space the desired head room, the build cost was not impacted as the dormer style roof proposed initially was more labour intensive. This new design also allowed for the customer to retain the solar panels on the south facing side of the roof, therefore retaining the maximum energy efficiency.
It’s not always clear which choice of design will cost more in practice which is why we suggest meeting a building consultant prior to designing your project.
